Every year as we head into Christmas an unusual phenomenon occurs.
I slowly start to see apocalyptic behaviour from both buyers and sellers. End of the world stuff, like if they don’t get a result before 24th December it will NEVER happen and they’ve missed their chance forever.
I know it sounds illogical but it’s quite common for people to set these types of all or nothing deadlines in their heads.
The reality is our offices will close on 20th December this year and re-open on 6th January 2020. That’s just over two weeks.
Last year I exchanged contracts on a property on 28th December 2018. The buyer was from Belgium and only here for a ten day window that coincided with the holiday period and the owner was happy to show the property. We negotiated the price in 24 hours and the buyers Solicitor coordinated the exchange over his mobile phone whilst on a camping trip down south with his family.
I know this is an extreme example and my long suffering wife would very much prefer not to have a family vacation interrupted with business but my point is that in today’s fast paced interconnected world, where there is a will there is always a way.
We will hit the ground running in early January with plenty of opportunity for buyers and sellers to interact. There may not be a huge amount of newly advertised homes but we will still be able to show you properties that are about to hit the market.
So don’t despair.
At the same time I would strongly advise you all to stay in the market as long as you can before pulling the pin for a well earned break. There’s always a potential reward for those that stay the course the longest in my experience, be it buyer or seller.
